Linen & Hearth is hiring a Short-Term Rental Turnover and Staging Contractor in the Greater Phoenix Area. This is a contract position with variable hours serving professionally managed vacation rental properties throughout the Phoenix metro region from the West Valley to the East Valley.
Linen & Hearth contracts with independent contractors or teams to clean, reset, and stage short-term rental properties between guest stays. This role goes beyond cleaning alone. Properties must be returned to the condition shown in listing photos, with intentional styling and placement. Beds need to look polished, pillows and throws positioned thoughtfully, décor returned to proper placement, and furniture straightened. Guest-facing spaces should feel complete and well-considered, not simply sanitized. The contractor should identify anything that looks off or incomplete and take steps to correct it before the arriving guest arrives.
Primary responsibilities include:
- Cleaning and resetting kitchens, bathrooms, bedrooms, and living areas
- Changing and making beds with appropriate linens
- Laundering and resetting linens as required by specific properties
- Removing trash and guest debris
- Restocking designated guest supplies
- Returning furniture, décor, and household items to their designated locations
- Styling common areas and guest spaces
Required qualifications and experience:
- Background in interior design, home staging, visual merchandising, luxury hospitality, or similar work strongly preferred
- Ability to notice when something appears incomplete or incorrect and take corrective action
- Reliable transportation and willingness to travel to different properties across the Phoenix metro area
- Strong weekly availability, particularly Friday through Monday
- Reliable communication skills and ability to provide advance notice of unavailability
- Commitment to scheduled peak-season dates when confirmed
Schedule and availability: Typical work windows are approximately 10 AM to 4 PM, though times vary by property and reservation schedule. Current volume averages 5 to 10 hours per week, increasing to roughly 20 hours per week during peak season. The contractor must have broad weekly availability, especially Friday through Monday, with particular importance on Sundays and Mondays that fall on 3-day weekends. Peak-season dates requiring priority coverage include October 12, November 1 and 24-29, December 23-28 and 31, January 1-3 and 30-February 1, and February 13-15. Contractors should commit to as many peak dates as possible, though applicants unable to cover all dates are encouraged to apply and specify conflicts. Last-minute changes or regular unavailability on Sundays or holiday Mondays create scheduling challenges.
Pay structure: This is a per-job independent contractor position, not hourly work. Each property has a fixed turnover rate based on estimated work involved and time to completion, currently calculated at approximately $20 per estimated work hour. For example, a property estimated to require three hours would pay approximately $60 total. The contractor receives the full job rate regardless of whether the work is completed in less or more time than estimated. Completed turnovers are paid weekly. Contractors receive property details, turnover window, and rate before accepting any assignment.
Holiday availability: Linen & Hearth is normally closed on Thanksgiving Day and Christmas Day. Working these holidays is not required. Contractors who commit to holiday availability may receive a 50% premium over the normal property rate for work completed on Thanksgiving or Christmas Day.
